Peak View Major Subdivision - Preliminary Plan
This application proposes to re-subdivide Lot 2 of Peak View Heritage Water Subdivision Exemption (recorded on 9/30/2021 at Reception #474637) of 20.12 acres into seven (7) lots, ranging in size from 2.05 acres to 6.33 acres. The Heritage Water lot of 6.49 acres (former Lot 8) is not part of this subdivision. Lots 1-6 will be accessed by a new Low Volume Road, and Lot 7 will have an individual access onto CR 190 W. No road dedication was required. Two irrigation ditches flow through the property, and the proposed open space protects the Sunnyside Ditch. The second ditch on the property appears to be a lateral. Irrigation water from the Sunnyside Ditch will be used to flood irrigate Lot 7. The Sketch Plan was approved with 8 lots as the property was not eligible for a Heritage Water Subdivision Exemption (HWSE). The County Commissioners allowed the HWSE with an exception and Lot 8 is now Lot 1 of the HWSE and not a part of this subdivision.
